ACQUISITION CRITERIA
Acquisition Criteria
Property Types - Senior Housing, including the underlying real estate. We are not interested in opportunities on leased land.
Unit Count - 60 to 100 units with some flexibility on thresholds.
Geographic Area - Western United States specifically Nebraska, Kansas, Oklahoma, Texas, Colorado, Arizona, Wyoming, Idaho, Nevada, Oregon, Washington and California.
Deal Size - $5,000,000 to $15,000,000, and generally priced below replacement cost.
Care Type - Independent and Assisted Living and Memory Care only if it’s part of a larger Assisted Living building/campus.
Desired Value Add Opportunities - Vacancy, growing market rents, under-managed and or one-off “mom and pop” operated buildings, or renovation potential.
Resident Mix – Private pay, or the potential to transition units to private pay.
